1) ESTABLISHING THE VALUE OF YOUR PROPERTY
Your house or condo's market value is a function of: a) what a buyer
expects to pay based upon recent sales of comparable properties in the
area; b) their expectation regarding future appreciation of value; c) the
utility they expect to receive from your property which might make it a
good fit for their particular needs; d) supply/demand conditions at a
particular point in time; e) the manner in which a property is presented.
We will review recent sales, current listings, and market trends, and
discuss strategies for optimizing the value of your property.
2) LISTING AND SHOWING
I will enter your property into the multiple listing service database, inviting
brokers to show it to their clients and to make an offer. I will field
inquiries on your behalf, conduct periodic open houses to enhance
exposure, and regularly report to you all action your listing generates.
And although I only charge a commission comparable to that of
"discount" brokers, I provide full seller's agent service (as opposed to
leaving you on your own as if it were a "for-sale-by-owner" transaction.)
I will prepare documents and negotiate on your behalf. I've taught
competitive strategy and organizational behavior for years...
I will work with escrow and the buyer's agent to take care of all the details
and ensure that the closing process goes as smoothly and economically
as possible. Upon closing your property will transfer to its new owner and
you'll get the proceeds of the sale. That's it. You've sold your house or
condo and hopefully realized a tidy little profit in doing so. Congratulations!
